Great salesmen, horrible builder

Avoid this builder at all cost. They sell you on quality construction and open communication, however I realized that they failed miserably at both. A new house should have no major flaws, however Lemel Homes considers paint on stained trim to be "industry standard" after attempting the cheapest and laziest repair possible. As for open communication, I paid Lemel Homes roughly $10k because they failed to explain that they don't remove their markup when I hire my own sub-contractors or do work myself. Because of this failure, I have paid them to manage projects that I have yet to finish two years later. They also failed to explain that they don't remove their markup on items removed from the scope of work after they present their final contract price yet before signing the contract. Because their lack of adequate communication, it is my opinion that they are the most unethical business that I have ever dealt with.
If you haven't heeded my warnings and decided to build with Lemel Homes, here are 2 suggestions to save you a lot of money. The first is to have a clause added to the building contract that bars the builder from charging their markup on the work of you and your sub-contractors. The second suggestion is to require that the builder remove their markup on items removed from scope of work after they present the final contract price but before the contract is signed.
Lastly, Lemel Homes has shown their true colors when they threatened me with a defamation lawsuit for posting the truth about their business practices. After talking with other unsatisfied customers, everything I have gone though is standard business practice for Lemel Homes.
